Instant Pre-Screening

Colorado Springs provides access to Cembla’s Instant Pre-Screening for qualifying permit types. Instant Pre-Screening results in fewer review cycles and faster turnaround times. If you wish to use Instant Pre-Screening, your submittal will be reviewed by AI, and correction comments will be provided immediately to you in this portal. Once you resolve comments and receive a pre-screening score greater than 75%, submit your application via the Colorado Springs Permit Portal and you will receive an expedited review from staff.

How Instant Pre-Screening Works

Permit Types Available For Instant Pre-Screening:

Short-Term Rental Permit

Permits for short-term residential rentals including owner-occupied and non-owner-occupied properties. Our AI reviews for compliance with location restrictions, safety requirements, and operating standards.

Sign Permit

Permits for signs on private property, including wall signs, freestanding signs, and Electronic Message Centers (EMCs). Our AI reviews for compliance with sign standards, size restrictions, and placement requirements.

Revocable Encroachment Permit

Permits for subsurface, surface, and airspace encroachments in public rights-of-way including outdoor cafés, awnings, projecting signs, and subsurface utilities. Our AI reviews for compliance with clearance requirements and ADA standards.

Temporary Use Permit

Permits for short-term and seasonal uses including tent sales, outdoor festivals, seasonal sales lots, mobile vendors, and other temporary activations. Our AI reviews for compliance with duration limits, parking requirements, and site standards.

Land Use Plan

Plans for land use applications including rezoning, special use permits, and conditional use permits. Our AI reviews for compliance with comprehensive plan policies, zoning requirements, and land use compatibility.

Development Plan

Plans for site development including plats, site plans, and planned development plans. Our AI reviews for compliance with subdivision standards, infrastructure requirements, and development design criteria.
